When you decide to move from one home to another, it's a big step. You can trust us to find the right place that's best for you. Renting a place to live is a delicate situation as you must choose carefully a nice and safe environment for you and your family. That is where we come in to assist, guide you and negotiate a good and fair rental contract for you.
How does it work? This is a free service to you, the customer. Our commission is paid by the landlord.
How much does it cost to move in? Most landlords require the first, last and a security deposit, typically same as one month rent. The security deposit usually covers costs of any damages. It will be returned to you when you move out provided that you have not caused any damages. Ex. $1,200 (1st month); $1,200 (last month); $1,200 (security deposit); Total move-in $3,600.00. But, we can help you negotiate your move-in amount. Also, more often than not, there is an application fee, ranging from $35 to $150.00. You will know of all fees upfront.
When can I move in? Once you have been accepted by the landlord and/or condo association (if applicable) and you have paid your move-in money, as it appears on your contract, you will be given the keys to the property to be able to move in on your commencing date. Note that Homeowners Association process (application, credit and background checks) can take from 1-3 weeks. So plan ahead!
Is my credit going to be checked? This is decided by the landlord. Most require a credit report.
Can I rent any place that I want? Each property has different rules. That is why we need all information from you in advance in order to find the perfect home for you. Otherwise we will be both wasting our time. Some landlords allow pets, some do not. Some only small pets; some cats and some dogs only. Some buildings have age restrictions; some retirement communities are only for people over 55 years of age.
